Title: Who the **** would sell me a building?

I really thought someone was going to jump out and yell "Surprise!", but nope, they just make you sign some stuff and then take your money. Suckers.

So yeah, we have a brewery, minus the brewery. Step 19 of 136, by my count...

Signatures are worth money. It's a limited amount but you can add them together. Buy something with a credit card? One signature. Buy a car? Many signatures. A house? LOTS and LOTS of signatures!

Damn the sky is big down there! Its hard to imagine an area without trees like that around here. They each have their own beauty. Best of luck!

At 10,000+ ft trees have a hard time growing. Note those snow covered mountains to the right of the building.

That shot can be a little misleading because you're looking west and most of Leadville is on the east slope of the valley. There are actually a half-dozen blocks of development in that direction before the town peters out, and we're pretty well hemmed in by pine and aspen. The tree line around here is at about 12,000', whereas the brewery sits at a paltry 10,150' (give or take, and you better believe I'm getting that surveyed).

And yes, it is a "fixer-upper". ::) It's also the only building in town with >12 ft ceilings built after 1950, so we really lucked out with it coming on the market when it did.

The walkthrough with the architect is tomorrow, so we could conceivably be pouring concrete in early October. Things happen fast once you start pulling triggers!

Didn't notice the mountains, thought they were clouds. The picture of the brewery looks more like dessert than mountains. Some of you would laugh at the mountain you can see from my house. You would call it a "mountain". Still pretty though.

Years and years ago, I used to stop for gas at that place when I was in town for skiing at Ski Cooper… or in summertime when we would camp around Turquoise Lake… my wife and I have had many a trip to Mount Elbert Lodge out in Twin Lakes as well.. sounds like it may be time to make another trip :)

What ever happened to that Rosie's place?

Before my time, but from what I understand, the owners turned it over to their kids, who didn't have any restaurant/brewery experience to speak of, and it closed in 2007ish. They then sold to another group who planned on reopening it, but that never worked out and they ended up selling off all the equipment. The building's changed hands a couple times since then, but hasn't reopened as *anything* yet. We looked at it pretty seriously, but it's way too big to be practical. Heating 6000 sq ft built in 1888… No thank you.

Yeah, that setup didn't really scream brewery or even brewpub to me… well I wish you the best of luck, I know winter can be pretty brutal up there in terms of reduction of traffic, etc. But if you keep all your costs low enough, don't go crazy extravagant on the food, etc. you should be able to weather some pretty lean months.
