Bathrooms are solid equity upgrades. Isn't it something like 30-50% over the investment. Only kitchens pay out more.

Yep, definitely a pricey but good investment.

We were lucky, the couple we bought from already got a home equity loan to do the bathrooms and roof  8)

Unfortunately, they ran out of money before they were able to renovate the kitchen or buy a new furnace  :o

Well maybe. Borrowing money from a bank isn't free either. And a bank loan might be easier to get if you can show guaranteed, prepaid sales. But then it becomes a matter of managing that money so you don't go bankrupt fulfilling those orders.
