I'd like a dedicated brewing space as well.  I brew in the garage year-round and it works well but I need to set up and break down for each brewing session.

You just need to stop thinking of your garage as a place to put your car!

I'm not the one that needs convincing on that point  ;)
We moved in to this house four years ago - there has never been a car in our two-car garage since.  And there probably never will be unless SWMBO approves the funds for building a dedicated brewing space.  You've got to set the expectations up front - she wants to park in the garage, this is what it's going to take :)

I would love to have a top tier as well as a chest freezer.
